Damp in Period Properties: Understanding the Real Cause

If your damp has come back after treatment, you’re in the right place. And before anything else, you should know two things:

You’re not alone. This is one of the most common reasons period property owners contact us. Almost everyone who calls Bramley & Stone has had at least one damp treatment done before, and in many cases two or three. We’ve worked on properties where chemical injections have been redone three times, tanking has been installed twice, and waterproof render has been applied and removed. The damp came back every time.

It’s not your fault. You did what most homeowners would do – you contacted a damp-proofing company, got a survey, paid for the work, and trusted the guarantee. The fact that the damp has returned is not a reflection on you or your decision-making. It’s a reflection on the fact that most damp treatments are designed for modern buildings and don’t work on period properties. The system that failed you is set up to fail period property owners, and you’re one of many.

This article explains why. In over a decade of working exclusively on period and listed properties – across 1,500+ heritage buildings assessed and restored – we’ve seen the same patterns repeat constantly. Damp returns after treatment because the treatments target a problem that isn’t usually present, and leave the actual cause untouched. Understanding this is the foundation of putting it right.

The pattern: what’s typically happened

If your damp has come back, the chances are good that something like this is your story:

You noticed damp. Patches on the wall, blown plaster, salt staining, a musty smell, cold walls, or a combination of these. You called a damp-proofing company. They came out, did a quick survey – usually using a moisture meter held against the wall – and diagnosed rising damp. They quoted for a treatment: chemical damp proof course injection, often combined with internal tanking or waterproof render. The work came with a guarantee, usually 20 or 30 years.

You paid. The work was done. The walls were finished with new plaster and decorated. The damp appeared to be gone. You felt relieved.

And then, somewhere between six months and five years later, it came back. Maybe in the same place. Maybe somewhere new. Maybe with different symptoms – bubbling paint instead of damp patches, salt staining instead of wet plaster, a smell that returned despite the new finishes. The guarantee technically still applied, so you contacted the company. They came back. They might have re-done the injection, or extended the tanking, or said the problem was now in a different area not covered by the original work. You paid again, or you didn’t, depending on the guarantee’s small print.

And then it came back again.

This is the pattern. It’s not unusual. It happens to thousands of period property owners every year across the UK. And the reason it happens is not bad luck or shoddy workmanship – it’s that the entire approach was wrong for your building from the start.


Why standard damp treatments fail on period properties

To understand why your treatment failed, you need to understand what the treatment was actually designed to do – and what your building actually needs.

Modern damp treatments are designed for modern buildings. Chemical DPC injection, tanking, waterproof render, gypsum plaster – all of these are products and methods developed for cavity-walled construction with sealed building envelopes. On a modern house, they work, because the surrounding construction is designed to keep moisture out at every point. Modern damp treatments operate on the principle of exclusion – seal the wall, stop the water reaching the interior, and the problem is solved.

Period properties don’t work that way. A pre-1919 building – and many older – was constructed using lime mortars, lime plasters, lime renders, solid walls, and natural ventilation. The whole building is designed to manage moisture by movement and evaporation, not by exclusion. The wall absorbs small amounts of water from rain and ground contact, and releases it again through breathable materials. It’s a continuous, low-level moisture-management system that has worked for centuries.

When you apply modern damp treatments to this kind of building, you’re breaking the system that was managing the moisture. A chemical DPC tries to stop something that wasn’t typically happening. Tanking seals moisture into a wall that needs to release it. Waterproof render prevents the wall from drying. Gypsum plaster on the inside seals the internal escape route. The treatments don’t address the actual cause of the damp – and they often create new problems by preventing the wall from working as it was designed to.

This is why the damp comes back. The cause was never addressed, and meanwhile the treatment itself has often made things worse.


The diagnosis that’s almost always wrong: “rising damp”

If you’ve been told you have rising damp, there’s a good chance you don’t.

Genuine capillary rising damp – water moving up through solid masonry by capillary action – does exist. It is, however, far rarer than the damp-proofing industry suggests, particularly in pre-1919 buildings. In the period properties we’ve surveyed across the UK over the past decade, the cause of “rising damp” diagnoses has almost always been something else entirely.

Period properties don’t typically suffer genuine rising damp because:

The wall fabric is breathable. Even where moisture is being drawn up at low levels, the lime system allows it to release continuously. It doesn’t accumulate the way it does in sealed modern construction.

Many older buildings have original damp-resistant courses – slate, bitumen, harder stone, engineering brick – that continue to perform well over centuries when they aren’t bridged or breached.

The whole building is venting moisture continuously through breathing joints, breathing internal finishes, and ventilated subfloor voids.

When a heritage property is diagnosed with rising damp, what’s almost always happening is one of the following – none of which are addressed by a chemical injection:

  • External moisture is getting in somewhere (a failed gutter, a cracked render, a bridged DPC) and emerging at low level
  • Cement render or cement pointing externally is trapping moisture inside the wall, which pushes inward
  • Gypsum plaster internally is sealing the wall, preventing it from drying
  • Condensation is forming on cold internal surfaces at low level
  • Subfloor ventilation is blocked, and moisture is rising into the lower courses from the void beneath

A chemical DPC injection addresses none of these. It’s engineered for a problem that isn’t typically present, and the actual cause sits untouched. This is the single most important reason damp returns after chemical treatment. It was never gone. The new plaster applied over the injection simply hid the symptoms temporarily – and now that new plaster is failing too, because the underlying moisture issue was never resolved.


The Five Real Reasons Damp Comes Back

If your damp has returned, the actual cause almost certainly falls into one of five categories. None of them are solved by the treatment you’ve already had.

Reason 1: Cement render or pointing was always the cause

This is, in our experience, the single most common reason damp recurs in period properties. At some point in recent decades, a previous owner or contractor applied cement render externally, or repointed the wall in cement mortar, or both. The cement sealed the wall. The wall could no longer release moisture as designed. The moisture started pushing inward instead, emerging as damp patches on the internal face.

The damp-proofing company diagnosed rising damp and applied chemical injection and internal tanking. The internal symptoms were sealed temporarily. The cement is still there. The moisture is still being trapped. And as the tanking or new render eventually fails – they all do – the damp reappears.

The fix is to remove the cement and reinstate lime. Until that happens, the damp will keep returning regardless of how many chemical treatments are applied.

We documented exactly this on a Georgian property in Hook, Hampshire – where the cement had bonded so aggressively to the soft red brick that pieces of the brick face came away when we finally removed it.

Reason 2: Gypsum plaster is sealing the wall from inside

Modern gypsum plaster – and modern plasterboard – is vapour-resistant. It doesn’t allow moisture to move through it the way lime plaster does. When gypsum is applied to a solid lime-built wall, the wall loses its internal escape route for moisture. Vapour accumulates between the wall and the impermeable gypsum, and over time emerges as bubbling paint, blown plaster, salt staining and damp patches.

The damp-proofing company diagnosed rising damp and applied chemical injection. The wall was then re-plastered – often in the same gypsum that was causing the problem in the first place. The cycle continues.
The fix is to strip the gypsum, allow the wall to dry, and reinstate lime plaster. Until then, the wall can’t perform and the damp will keep recurring.

Reason 3: External ground levels are bridging the DPC

Many period properties have had their external ground levels raised over the decades – a new driveway, a patio extension, a path widened, landscaping added. When the ground level rises above the original damp-proof course (or above the lowest breathing course of masonry), water saturates the ground at a level that allows it to track into the wall. The DPC is no longer doing its job because moisture is now bridging it externally.

This is one of the most common causes of “rising damp” diagnoses – and a chemical injection won’t fix it, because the moisture is not rising through capillary action. It’s getting in laterally above the DPC.

The fix is to lower the external ground level back below the DPC line, typically 150mm or more. Sometimes drainage work is required. Until the bridging is addressed, the damp will keep returning regardless of any internal treatment.

Reason 4: Condensation is the real cause

If your property has been heavily modernised – sealed double glazing replacing original sashes, chimneys capped solid, airbricks painted over, draughts blocked, gypsum-skimmed walls throughout – your damp may not be coming from outside at all. It may be condensation forming on cold internal surfaces because the building can no longer ventilate.

Warm internal air contains moisture from cooking, bathing and ordinary living. When that air meets a cold wall surface, the moisture condenses. In a properly functioning heritage building, the lime plaster absorbs the condensation and releases it again as conditions change. In a modernised building with gypsum walls and sealed ventilation, the condensation accumulates with nowhere to go. It emerges as damp patches at the base of cold walls, behind furniture, in corners with poor airflow.

The pattern often looks like rising damp because the lower part of the wall is the coldest. But a chemical injection won’t fix it – there’s no rising damp to stop. The fix is to restore ventilation, strip gypsum on the worst-affected walls, reinstate lime, and address how the building breathes overall.

Reason 5: Subfloor ventilation has been blocked

Suspended-timber-floor properties typically have a ventilated void beneath the floor, with airbricks around the perimeter of the building. When those airbricks are blocked, painted over, rendered across, or buried by raised ground levels, the void stops venting. Moisture accumulates beneath the floor, and rises into the lower courses of the wall – emerging as damp at low level.

A chemical injection in the wall does nothing about the moisture in the floor void beneath it. The fix is to restore the airbricks and ventilation, monitor the void for drying, and address any raised ground levels that are blocking the ventilation.

What the Damp-Proofing Industry Won’t Tell You

There are some uncomfortable facts about how the damp-proofing industry operates on period properties that most homeowners only learn after they’ve been let down. They’re worth setting out plainly.

Most damp surveys are not independent. A “free damp survey” carried out by a damp-proofing company is, in practice, a sales visit. The surveyor is there to identify a problem and quote for a treatment. Their training and their products are configured around rising damp, chemical injection, tanking and waterproof render. They’re not incentivised – or in many cases qualified – to diagnose causes that fall outside that toolkit.

Moisture meters are not diagnostic. The handheld moisture meters used in most damp surveys measure electrical conductivity at the wall surface. They show that there’s moisture there, but they don’t tell you why. A wall with condensation reads the same as a wall with rising damp on a moisture meter. A wall with cement render trapping moisture reads the same as a wall with a failed gutter. The meter doesn’t diagnose anything; it just confirms that moisture is present. The diagnosis comes from a trained eye assessing the building, not from a reading on a handheld instrument.

Guarantees often don’t protect period properties. A 20- or 30-year guarantee on a chemical DPC may exclude failure due to “external moisture sources,” “condensation,” “previous building work,” or “construction defects.” On a period property where the actual cause is almost always one of those things, the guarantee is functionally worthless. The treatment fails, the cause is reclassified as an excluded condition, and the homeowner is left without recourse.

The same companies offer the same treatments regardless of the building. The damp-proofing industry’s standard offering – chemical injection, tanking, waterproof render – is the same whether you have a 1980s semi or an 18th-century cottage. The toolkit doesn’t change based on the building. But the building absolutely changes what the right approach is. A period property needs a fundamentally different approach to damp, and most damp-proofing companies aren’t set up to provide it.

There’s no industry incentive to challenge the rising-damp diagnosis. The damp-proofing industry’s entire commercial model is built around treating rising damp. Genuinely questioning whether rising damp is the right diagnosis on most period properties would undermine the industry’s reason for existing. So the diagnosis persists, the treatments continue, and homeowners continue to pay for work that doesn’t address their actual problem.

This isn’t a conspiracy. It’s just how a misaligned industry operates when its products are wrong for half its potential market. The homeowners caught in the middle are the ones who pay..

What Proper Damp Remediation Looks Like On A Period Property

The opposite of the standard damp-proofing approach is what we describe as heritage damp remediation – and it’s structured fundamentally differently.

Diagnose before treating. Every project starts with a proper survey of the building – not a moisture-meter reading, but a structured assessment of construction type, wall build-up, existing finishes, external details, ground levels, ventilation, subfloor voids, and evidence of previous interventions. Where appropriate, we use moisture meters, thermal imaging and calcium carbide testing – but they support the diagnosis, they don’t replace it. We’re working out what’s actually wrong with the building before we recommend anything.

Address the cause, not the symptom. Whatever the diagnosis identifies as the actual cause – cement render, gypsum plaster, raised ground levels, failed flashings, blocked airbricks, condensation – that’s what gets addressed. We don’t seal symptoms while leaving causes in place.
Use breathable materials. Lime mortar, lime plaster, lime render, limewash. These are the materials the building was originally constructed with, and the only materials compatible with how it manages moisture. We never apply chemical DPCs, waterproof render, internal tanking, or gypsum plaster on a heritage property.

Restore breathability. Where it’s been compromised, we restore it. Strip the gypsum, reinstate lime. Remove the cement render, reinstate lime. Reopen blocked airbricks. Address sealed chimneys. The aim is to return the building to the state where it can manage moisture as designed.

Don’t use the word “treatment.” This sounds like a small thing, but it matters. We don’t treat buildings – we diagnose and remediate. The word “treatment” implies applying something to a symptom. Remediation means identifying and removing the cause. The distinction shapes everything about how the work is approached.

Provide a 10-year workmanship promise. Qualifying works are backed by our 10-year workmanship promise. Because the cause has been addressed, the damp doesn’t return – and the work doesn’t need to be redone.

What To Do If Your Damp Has Come Back

If you’ve had damp treatment in your period property and the damp has returned, here’s the practical sequence we’d recommend:

  1. Don’t accept the same treatment again. If the same company is offering to redo the chemical injection, extend the tanking, or apply more waterproof render, the result will be the same. The treatment didn’t work the first time because the cause was never addressed; doing more of it won’t change that.
  2. Get a heritage survey by a specialist contractor. Not another damp-proofing visit – a structured assessment of the building by someone who works exclusively on period properties. The survey should identify what’s actually causing the damp, document any previous interventions that may have made things worse, and specify the appropriate remediation.
  3. Be prepared for the diagnosis to differ. A heritage survey will almost always identify a different cause from the original damp-proofing survey. This is the point – the original diagnosis was almost certainly wrong, which is why the treatment failed. The new diagnosis may involve removing things that were applied as part of the previous treatment.
  4. Understand that proper remediation takes longer. Heritage remediation typically takes weeks rather than days. Cement render removal, lime plaster reinstatement, ground level reduction, ventilation restoration – these are not quick interventions. But they last.
  5. Accept that the original treatment cost may be a sunk cost. This is the hardest part. The money you’ve already spent on damp-proofing treatments is, in most cases, not recoverable – the work technically met the terms of the contract you signed, even if it didn’t solve the problem. The choice is whether to keep repeating the same approach hoping for a different outcome, or to start over with the right approach. Most owners eventually choose the second route, but the first thousands of pounds are usually a write-off.
  6. Look for evidence the contractor understands heritage buildings. When you’re choosing who to call, look for contractors who work exclusively or predominantly on period properties, who use lime-based materials as standard, who can explain damp causes in terms that match how heritage buildings actually work, and who don’t lead with chemical treatment options. Genuine specialists are easy to spot because the language they use is fundamentally different from a damp-proofing company.
